A business lockout carries a question a house lockout does not. At a home the answer is usually one person and one document. At a leased unit with staff, a landlord, a head office and a franchise agreement stacked above it, the person standing outside at six in the morning may be the one who always opens up and still not be the one who can authorise the opening.
The hardware is different too. Aluminium storefront doors, deadlatches, mortise cylinders, roll-down gates and hollow metal fire doors behave nothing like a residential deadbolt, and several of them sit on exit routes, which limits what may be fitted afterwards. Naming the door type on the phone decides what gets loaded before anybody leaves.
What a commercial opening turns on
- Who can authorise it. An owner, a named manager, or somebody a landlord or property manager will vouch for on a phone call. Being the person who normally unlocks the place is not, on its own, proof of anything at all.
- The door type. An aluminium stile door on a deadlatch, a hollow metal door on a mortise lock, a frameless glass door on a patch fitting, and a roller shutter covering any of them are four different jobs with four different tool sets.
- The alarm. Opening the door starts an entry delay, and somebody present needs the code and the passphrase the monitoring company will ask for. A response triggered by a locksmith opening a door is an avoidable mess for everyone.
- Whether the lock failed or the key is merely absent. A deadlatch left dogged, a keeper that has dropped out of alignment, or a closer that no longer pulls the door fully home are repairs rather than lockouts.
- How fast the premises must be secure again. Stock, cash, records and controlled goods change the order things get done in, and whether a temporary measure is acceptable at all.
Useful to have ready
- The trading name, the name on the lease, and which of the two matches your own identification.
- A phone number for an owner or manager who can confirm you if your documents are somewhere else.
- The alarm code, or the name of whoever holds it and can be reached right now.
- The door type: glass storefront, metal fire door, roller shutter, or an interior office door.
- Whether the unit sits inside a mall, complex or business park whose own security should be told first.

Common questions
Nobody can reach the owner. Will you open it anyway?
No, and that refusal is part of the service. A trade that opens commercial doors for whoever happens to be standing outside is a trade that can be used against your business next week. The route forward is the landlord, the property manager, or a head office contact who can confirm the request, and it is usually quicker than it sounds.
The key turns but the door still will not open.
That is a mechanical fault rather than a lockout, and it is usually alignment. Commercial doors are used constantly, so hinges wear, closers drag them out of square, and the latch stops meeting the keeper cleanly. Forcing it from that point bends the latch and turns a small adjustment into a hardware replacement.
The padlock on the roller shutter has seized.
Weather and grit destroy shutter padlocks faster than anything kept indoors. Freeing a corroded shackle is sometimes possible, but on an inexpensive body the honest answer is often to cut it off and fit a shrouded replacement that keeps the shackle out of reach and out of the rain.
Can the locks be changed while you are here?
Often yes, and where the lockout happened because a set of keys left with a departing member of staff, it is usually the real point of the visit. Say so when you call, because the cylinders and blanks have to be on the vehicle before it sets off.
